1. Governing Law and Jurisdiction

By accessing this Website and using the information, services, or products offered, you agree that the laws of the United Arab Emirates (UAE) and the Emirate of Dubai shall govern such access and use. You further agree to submit to the exclusive jurisdiction of the UAE Courts in relation to any dispute arising from the use of this Website.

You may print or download content for personal, non-commercial use only. If any provision of these Terms is found unenforceable, the remaining provisions shall remain valid and enforceable.

5. Online Payment Terms and Conditions
  • Terms may be modified at any time without prior notice; continued use constitutes acceptance.
  • We are not responsible for the content or privacy policies of external websites linked through this Website.
  • Payments are processed securely using industry-standard encryption.
  • Your information is collected and stored only for payment processing and account verification.

Refund Policy:

If a payment was charged in error, a full refund will be issued if requested within 30 days of the transaction date. Refunds may take 5 to 15 business days to appear on your statement.

Prohibited Use:

You may not use another person’s credit card or make payments through unauthorized third parties. Misuse may result in prosecution under UAE Federal Law No. 2 of 2006 on Information Technology Crimes.

6. AML / CFT Compliance and Corporate Governance

We adhere to Anti-Money Laundering (AML) and Counter Financing of Terrorism (CFT) regulations, KYC verification, risk-based monitoring and suspicious transaction reporting, and UN and UAE sanctions compliance. All employees undergo regular compliance and ethics training.

7. Short-Term Lettings Terms & Conditions

Reservations

  • Bookings confirmed upon full payment of rent, applicable taxes (including Tourism Dirham), and security deposit.
  • Accepted: bank transfer, cheque (subject to clearance), credit or debit card, direct deposit.
  • Valid passport copies must be provided at least one day prior to check-in.
  • Legal booking age is 18 years and above.

Tourism Dirham

  • AED 10 per bedroom per night applies for up to 30 consecutive nights; renews every 90 nights for extended stays.

Security Deposit

  • Studio: AED 1,000; 1 Bedroom: AED 1,500; 2 Bedrooms: AED 2,000; 3 Bedrooms: AED 3,000
  • Villas or penthouses may require higher deposits.
  • Deductions may be made for damages, missing items, or excessive utility use.
  • Deposits are refunded within 7 business days after satisfactory inspection.

Arrivals and Departures

  • Check-in: 3:00 PM to 8:00 PM
  • Check-out: 9:00 AM to 12:00 PM
  • Early check-in or late check-out subject to availability and charges
  • No refunds for early departure or unused nights

Cancellations

  • Short stays (under 28 nights): Full refund if canceled 14 days or more before check-in; 50 percent if 7 to 13 days; no refund if less than 7 days.
  • Long stays (28 nights or more): Full refund if canceled 45 days or more before check-in; 50 percent if 30 to 44 days; no refund if less than 30 days.

General Conditions

  • Residential use only; no commercial activities, parties, loud music, or smoking.
  • No pets.
  • Guests must maintain cleanliness and safety; abuse of utilities may result in penalties.
  • Bookings may be terminated in case of policy violations without refund.
